• Les Abeyta brings over 30 years of leadership experience in the timeshare industry, having held executive roles including VP of Marketing for Sunterra, Diamond Resorts, and Pacific Monarch. As a co-founder of two independent sales and marketing firms, Les transitioned in 2014 into the operational side of timeshare title—specifically focusing on automation, scalable workflows, and process efficiency.

• While consulting for Chicago Title Timeshare in San Diego, Les implemented a fully automated deed change process that tripled revenue within a year by increasing output and integrating sales operations. In 2016, he was appointed VP of Operations, where he managed title, escrow, foreclosures, deed changes, and trust administration for industry leaders including Marriott, Welk, Diamond, VRI, and TPI.

• In 2019, Les personally created thousands of deeds for Marriott’s internal buy-back initiative, restoring significant inventory to their trust-based sales program.

• When the COVID-19 pandemic led to the consolidation of Chicago Title's California operation into their Florida office, Les continued his work in the timeshare title industry, expanding his reach and deepening his expertise. He has since collaborated with two exit companies and over a dozen clubs to transfer inventory to their portfolios, fully consolidated the title for one HOA to meet its divestment strategy, consulted with multiple vacation clubs to build and refine their sales and inventory management, and founded Titality Title to support a market leader in timeshare repurposing. Les has also provided critical operational support on two large-scale timeshare repurposing projects, helping stakeholders navigate complex transitions with clarity and compliance.

• In 2024, Les launched VOSTA—Vacation Ownership Services Title Agency, a Florida-licensed firm operating in more than a dozen states. VOSTA combines deep industry knowledge with cutting-edge automation to provide title and transfer services for HOAs, law firms, developers, and timeshare operators.

• Current initiatives include:

1. Title,      escrow, and documentation for a South Florida repurposing project
2. Ongoing      referral-based transfers from Chicago Title Timeshare, including work on      deeds from HGV, Marriott, Soleil, and Capital Resorts
3. Title      research and due diligence support for active litigation
